Vat 5% & 20% :- To qualify for the lower 5% vat the hut must be a certain size and include a bathroom, kitchen and bed, this is then classed as a living accommodation size, if it is:- it must either be 8ft 4inch wide (2.55 metre) or 23ft long (7metres) if smaller than this or larger and not classed as living accommodation it must be charged at 20% VAT. According to HMRC ref:701/20.

Care of the hut
Doors and windows; if wooden, we cannot accept responsibility for damage either though swelling or wind damaged doors & windows. As the doors open outwards, they are more exposed to weather conditions. We advise that windows & doors are treated or painted annually to maintain their quality.
We advise to keep the heating on during colder months and winter if possible, to avoid damp - just like you would in the house. The water supply to the hut should be turned off via stop tap (outside of the hut) and drained if not being used. In the winter months especially, pipes can freeze and cause damage.
We will advise once order is confirmed which options are available to select from. ie light fixtures and other items. Any items stated as an additional cost will be quoted and then charged on the final invoice.
Electrics; socket underneath the hut is ready to be connected by your electrician. They will need to check the electrics again and NIC you directly, as our NIC Certificate is only valid from being checked at our workshop.
We request the position for the hut to be level, with no waste/water or electrical cables to obstruct the movement of the hut to get it into position, this includes other obstacles such as walls or fences.
We request as much information as possible from you for delivery to include photos and advise of any difficult areas which may be encountered during installation. We will not charge for installing the hut unless it takes longer than 2 hours, or difficult obstacles are encountered on route that have not been advised of in advance (at a rate of £35 per hour).
We always carry soft wheels for the installation of the hut. These reduce disturbance of the ground, but we cannot be held responsible for damage to trees, shrubs, plants or lawns.
We would like to advise you that the hut is delivered on a very large lorry which is 40ft long, 9ft wide and 14ft 4” high (please ask if you would like to see a photo of the lorry and trailer). It has a trailer on the back with a load-all for helping move the hut into position.
We ask that there is somewhere nearby that it can be parked to safely remove the trailer without blocking the road. We would be grateful for your help with this as it is a large heavy item we are bringing.
Mains electric, water and sewage have been quoted for.
Please note:- All waste outlets are not connected under the hut. It will need to be connected by your plumber
once delivered.
